  • Meggetland Square, Edinburgh

    Meggetland Square is a prestigious development of 80 apartments in Edinburgh.  In 2010, the owners arranged a meeting to review their property management service and lpm was asked to tender service provision to the development.

    Following a full presentation to the Owners Committee, which included a detailed description of service levels and a demonstration of their unique approach to property management, lpm was awarded the contract.

    From this point forward, our proactive approach including monthly estate visits, emergency service, detailed reporting and the formation of a long term maintenance programme, has been received in an extremely positive way by the owners.

    lpm arranged regular liaison with interested owners and formed an Action Group for the development, which expanded to include a Gardening Group and an Electrical and Security Action Group. As a result, owners have become actively involved in the decision making process and understand the requirements of managing a development of this scale.

    Owners are encouraged to have a voice and to agree maintenance agenda items for inclusion at the development’s Annual General Meeting, following which, agreed amendments and timelines are incorporated into the development’s existing 10 year maintenance programme.  In addition, various projects to enhance the development have been completed over the last 5 years.

    Maximising communication with owners is the lpm approach and ensuring proactive maintenance of the development is just as important to sustain the property valuations.

  • Stewart Milne Homes are a very progressive builder with exceptional quality and build programmes. In 2011, lpm were approached by Stewart Milne to bring ‘added value’ to the post construction completion of their developments.

    lpm reviewed the client needs and created operational process mapping integral to the provision of service. This mapping has since been further developed to provide Stewart Milne and ultimately the lpm end client with a proactive customer service delivery programme. Our involvement at an earlier stage in the conventional operational process was considered essential to this delivery.

    Early intervention on the formation of the deed of condition and involvement in developer specification meetings ensures our familiarity with all aspects of the development. In the case of phased handover programmes, attending site team meetings allows a mutual platform to discuss issues from earlier phases. Implementing this communication process has enhanced phased handover, created an improved economic position for the developer and ensured effective handover to the purchaser.

    Facilitating Annual General Meetings on completed developments, producing detailed documentation for sales teams and purchasers, providing Out of Hours Emergency Service for Owners Warranty period are all essential elements of our provision and have proved instrumental in delivering the customer care experience owners expect and the ‘added value’ Stewart Milne required.

    In essence, lpm have become an extension of the developer’s existing customer care programme. Property management and factoring, once only considered on project completion, is now very much a part of the construction process throughout.

  • St Germains is a prestigious development in Bearsden, Glasgow. In 2006, the Owners Association commenced a programme to review their property management service and lpm were asked to tender service provision to the development.

    Following a full presentation to the Owners Committee, which included a detailed description of service levels and a demonstration of their unique approach to property management, lpm was awarded the contract.

    From this point forward, our proactive approach including monthly estate visits, emergency service, detailed reporting and the formation of a long term maintenance programme, has been received in an extremely positive way by the owners. Danny Miller, Chairman of the Residents Association states:
