Meggetland Square is a prestigious development of 80 apartments in Edinburgh. In 2010, the owners arranged a meeting to review their property management service and lpm was asked to tender service provision to the development.
Following a full presentation to the Owners Committee, which included a detailed description of service levels and a demonstration of their unique approach to property management, lpm was awarded the contract.
From this point forward, our proactive approach including monthly estate visits, emergency service, detailed reporting and the formation of a long term maintenance programme, has been received in an extremely positive way by the owners.
lpm arranged regular liaison with interested owners and formed an Action Group for the development, which expanded to include a Gardening Group and an Electrical and Security Action Group. As a result, owners have become actively involved in the decision making process and understand the requirements of managing a development of this scale.
Owners are encouraged to have a voice and to agree maintenance agenda items for inclusion at the development’s Annual General Meeting, following which, agreed amendments and timelines are incorporated into the development’s existing 10 year maintenance programme. In addition, various projects to enhance the development have been completed over the last 5 years.
Maximising communication with owners is the lpm approach and ensuring proactive maintenance of the development is just as important to sustain the property valuations.
