With Halloween, Guy Fawkes and Christmas celebrations on their way it means only one thing – Autumn is underway and Winter is fast approaching. As bowling green’s move indoors, golf courses switch to winter greens and floodlights are lit for Saturday afternoon rugby and football matches, at lpm we are already preparing for the cold, wet and windy months ahead.
Here’s a roundup of some of the work ongoing at lpm to ensure our service levels are sustained and improved
Mitigating winter hazards
As we head into the months of the year where insurance claims for water leaks and storm damage traditionally increase, we will be providing our clients with regular information on how to minimise incidents of these types.
Winter security measures
Security is also a prominent feature of our Autumn/Winter programme, as there will be shorter natural daylight days and as a result a greater requirement for securing our developments.
Winter – ‘the best of times’ for lpm Estates Teams
Estates Teams are preparing our Proactive Maintenance Programmes for the pending Winter months, with tenders being completed for gutter cleaning, following the autumn leave fall.
Estates Managers are meeting with Landscaping Teams to ensure winter specifications are adhered to following the last grass cutting visits during October.
The planting season is upon our developments and the Estates Teams will be ensuring we address any work required. Estates managers are completing monthly audits to highlight any further requirements which should be put in place to sustain the properties as they are.
Emergency and Out of Hours Control Centre
We are in the process of carrying out a systems review, with our colleagues at the lpm Out of Hours Control Centre, to ensure that the Emergency Help process is further improved in terms of efficiency and professionalism and continues to deliver the best possible standard of service to our clients. The review will be completed during October 2016, the outcomes of which will enhance this critical service for our clients.
lpm teams ‘tick all the right boxes’
Members of the lpm Team have recently completed their Insurance Training Modules and as a Company, we have satisfactorily completed our Internal Audit for compliance purposes, under Financial Conduct Authority guidelines. Congratulations to the lpm team for successfully completing this vigorous audit.
Finance Team continue to deliver excellence
Our Finance Team are working hard, not only in preparation for the next quarterly/biannual billing in November 2016, but also for our advanced billed developments. The Team are also currently completing the year end accounts, which based on improved internal processing, we hope to have completed quicker than ever before.
The Team also manage to deliver on Credit Control. With a portfolio debt book under 4.6%, it is without doubt the lowest in the industry, giving confidence to our clients that lpm is ensuring every client is paying their fair share in maintaining the developments, whilst also making sure there are sufficient funds in individual Development Bank Accounts to do so.

We have been developing additional features for our Management Information and Accounting System which will greatly assist lpm implement our Health and Safety processes and procedures. With an emphasis on the Construction Design and Management regulations (CDM) for our suppliers, this feature will also be extremely useful for our contractors.

lpm have been working hard during late summer preparing our latest website development. It is important to lpm that clients are able to source information on factoring quickly and at any time of the day, via desktop or hand held communication devices and our latest digital feature secures this objective.
