Changes to development mix. Developers may implement change.
Whilst new developments are under construction, developers reserve the right to implement changes to the design or build. Prior to lpm being awarded a property management contract, we will usually be asked, based on information supplied to us by the developer, to submit a contract tender outlining the communal services we will provide. Estimations are made by reviewing the development drawings. However, it is common that initial drawings may change to suit the developer or, to comply with planning requirements.
Changes are usually minor and it is common that developers will increase the number of properties on the development. This is known as ‘Re-Mix’ When more homes than originally specified are constructed, the factoring cost per unit reduces.
The majority of lpm developer clients afford us the opportunity to review updated drawings and amend our proposed costs accordingly and these may be displayed in Sales Offices to ensure that prospective purchasers have accurate factoring information.
At lpm, we believe good communication is imperative to successfully manage a development and we strive to ensure this is in place from the outset. We continue to work together with our developer clients to ensure we identify any site changes as quickly as possible.
