In the provision of property management and factoring services, lpm manage a portfolio of over 19,500 residential and commercial properties and retirement homes on developments across the United Kingdom including Central Scotland, East and West of the country and the North of Scotland including Aberdeen, Inverness and surrounding areas. Our experience is vast and our geographic spread extends to the North East and West of England and the South London Area.
lpm employs a professional and dedicated management team with over 40 years’ experience in the industry and consistently meets the standards of practice detailed in the Property Factors (Scotland) Act 2011 – Code of Conduct.
Dedicated Estates Management
lpm provide each development with a dedicated Estates Team headed up by an Estates Manager who visits the development every four weeks to perform detailed Health and Safety inspections, review appointed contractors’ standards and highlight any works required. The Estates Manager is responsible for contract tendering, performing annual risk assessments to ensure safety within each development and the preparation and management of long term maintenance programmes to pro-actively sustain property values.
Provision of Property Management Services
lpm can provide 24 hour emergency cover and 10 year maintenance programmes. Additional property management and factoring services include Buildings and Public Liability Insurance, Building Surveys and Insurance Valuations, Fire Equipment and Lift Maintenance Programmes and Internal & External Redecoration Programmes.
General Repairs and Maintenance Programmes
As well as facilitating general property repairs, lpm manage various maintenance programmes to ensure continued operational performance and compliance with Health and Safety regulations. These programmes can include Gymnasiums, Water Tanks and Water Pumps, Lightning Protector Systems, Roof Line & Anchor Systems, Roof Safety Systems, Car Park Access Doors, Barriers and Ventilation Systems.
Grounds Maintenance Programmes
Grounds maintenance programmes are an integral part of the lpm property management services offering and we work tirelessly to deliver expert, contracted maintenance programmes across many different aspects of the development. For example maintenance programmes are in place across play and woodland areas, drains and sewage systems, private roadways and lighting systems.
Internal and External Cleaning Services
lpm understand that first impressions are important and provide a variety of internal and external cleaning services for such areas as stairs, windows and gutters and many more.
24/365 Emergency and Out of Hours
A 24 hour, 365 day a year emergency repair service is available for properties that we provide the buildings insurance for. Each call is handled by property professionals who have at their disposal, a portfolio of approved contractors with the ability to deal with all types of emergencies. As well as homeowners, property developers also use the lpm Control Centre to deliver their ‘out of hours’ emergency service to purchasers within the two year warranty period for their new home. Using the Control Centre not only fulfils this contractual obligation but has been proven to also greatly improve customer satisfaction ratings.
Concierge and Security Services
lpm provide Concierge and Security services including CCTV, Door Entry Access Systems and Gate and Shutter maintenance.
