Provision of Service
lpm provide each development with an Estates Manager, contract tendering and monthly site inspections. Where applicable we also provide 24 hour emergency cover and 10 year maintenance programmes. Additional Property Management and factoring services include Buildings and Public Liability Insurance, Building Surveys and Insurance Valuations, Fire Equipment and Lift Maintenance Programmes and Internal & External Redecoration Programmes.

Dedicated Estates Management
Every property development has a dedicated Estates Manager who visits the development every four weeks to carry out detailed Health and Safety inspections, review appointed contractors’ standards and highlight any works required. Details of the visiting dates for your development can be viewed on your My lpm account and personal appointments with the Estates Manager can be made in advance by contacting our office at

Estates Managers carry out annual risk assessments to ensure safety within each development. They also prepare, in consultation with owners, a long term maintenance programme to pro-actively sustain property values. Our Estates Team arrange regular meetings with owners to assist with communication and managing the development.

Owners Associations and Committees
Owners Associations and Committees are actively encouraged and where insufficient numbers are available for a Committee, a Steering Group can be formed instead.

24/365 Emergency and out of Hours
A 24 hour, 365 day a year emergency repair service is available for properties that we provide the buildings insurance for. Each call is handled by property professionals who have at their disposal, a portfolio of approved contractors with the ability to deal with all types of emergencies.

Annual Charges
Estimated annual charges are available. All purchasers’ floats and future service charge payments are deposited within an interest bearing trust bank account, registered in the name of the development which ensures the funds are not classed as an asset of lpm. Any interest received on the account (net of tax) will be credited at the end of each invoice period.

The float monies will be used to pay out all costs incurred and will in turn be invoiced out to residents after the period ends which are February, May, August and November for quarterly billings, and May and November for six monthly billings. Upon settlement of your service charge invoice, your float will be topped back up to its original level. Should you at any point in the future decide to sell your property, you will be refunded your float monies less any outstanding service charge monies. lpm can arrange budget and year end account meetings if required.

Payments can be made directly into your development bank account by using the bank details provided. Please use the reference number shown at the top right hand of your invoice to ensure your payment is allocated to your account. 

Appointment and Instruction of Contractors
lpm has a preferred list of contractors, many of whom we have long term business relationships with. The process to become a preferred contractor is stringent and documentation has to be completed, as well as the provision of a Public Liability Policy, and a Health and Safety Policy, which are our minimum requirements. lpm work in conjunction with Owners Committees or Steering Groups to select the appropriate contractor. If there is no Committee or Group in place, the decision is made based on price, quality etc. Service Level Agreements are put in place with the contractors when the contract is awarded.
